Emergency Maintenance: What to Do About Electrical, Plumbing and AC Failures Until the Technician Arrives

Breakdowns never wait for a convenient time: a power cut in the middle of the working day, water dripping from the ceiling, or an AC failure on a very hot day. Acting correctly in the first minutes limits damage, keeps people safe and makes the technician’s job faster.

Rule one: safety first

  • Do not touch electrical equipment or switches if the floor is wet.
  • If you smell burning or see smoke, switch off the main breaker only if it is safe to do so, evacuate and call Civil Defence on 999.
  • Do not open electrical panels or attempt wiring repairs yourself.

Power cut

  1. Check whether the outage is only in your building or the whole area.
  2. Check the distribution board. If a breaker trips again after you reset it, do not keep trying: it points to a fault that needs a technician.
  3. Unplug sensitive equipment to protect it from a sudden power return.

Water leak

  1. Close the main stop valve or the valve for the affected area immediately.
  2. Isolate power to the wet area if it is near sockets or appliances.
  3. Move furniture, documents and devices away from the water.
  4. Take photos of the leak; they help the technician find the cause quickly.

AC breakdown

  • Check the remote settings and make sure the AC breaker has not tripped.
  • Check the filter; a blocked filter can stop cooling or freeze the coil.
  • If the indoor unit is leaking water, switch it off until it is inspected.
  • Do not restart a unit again and again if it keeps shutting down.

What to have ready before you call

  • The exact address and an on-site contact number.
  • A short description of the problem and when it started, with photos or a short video.
  • The equipment type and model, if possible.

Reducing emergencies in the first place

Most sudden failures give early warning signs that planned preventive maintenance can catch: panel inspections, AC servicing and plumbing checks. That is why larger facilities rely on contracts that combine routine visits with emergency response.
